What Are the Main Stages of Building a Home?

Building a home moves through a sequence of stages: plan design and site review, floor plan development and finish selections, building plan preparation, permit review, construction, final inspections, and move-in.

Each stage builds directly on the one before it and needs to be complete before the next can begin.

Understanding what happens at each stage and how long each takes gives you a clear picture of the full process before it starts.

STAGE 1: PLAN DESIGN AND SITE ANALYSIS

This is where your build begins.

In the initial consultation, Summit captures your vision, what your home needs to include, and what your budget supports.

Then comes the pre-construction contract, at which point your property is reviewed to determine its orientation, what utilities and infrastructure it requires, whether over-excavation will be needed, and whether it is well suited for the home you have in mind.

What is established here is the outline for every step that follows.

STAGE 2: FLOOR PLAN DEVELOPMENT AND FINISH SELECTIONS

This stage is where your vision and everything that supports it are pulled together into a plan that guides the entire build.

The floor plan goes through a series of drafts until you have a plan you are happy with. At the same time, you make your finish selections: flooring, tile, countertops, cabinetry, fixtures, lighting, appliances, exterior finishes, and colors.

Both need to be finalized before building plans can be prepared. For Entry Level and Semi-Custom homes this stage typically takes 4 to 8 weeks. For Fully Custom and Luxury homes it typically takes 8 to 14 weeks.

STAGES 3 THROUGH 5: BUILDING PLAN PREPARATION, PERMIT REVIEW, AND CONSTRUCTION

Once the floor plan and selections are finalized, building plans are prepared and submitted for permit review.

Permit review by the building department typically takes 1 to 3 weeks.

Construction begins when the building permit is issued and paid; and moves through a sequence of phases such as site preparation, foundation, framing, MEP, insulation, drywall, and interior and exterior finishing.

For Entry Level and Semi-Custom homes construction runs 6 to 8 months.

For Fully Custom and Luxury homes it runs 7 to 12 months.

STAGES 6 AND 7: FINAL INSPECTIONS AND MOVE-IN

Once construction is complete, the building department conducts a final inspection and issues your Certificate of Occupancy. That is the official confirmation that your home is complete and ready for you to move in.

When that is all in place, Summit walks you through your new home and hands you your keys.

This phase typically takes 1 to 2 weeks from the end of construction.

WHAT IS THE LONGEST STAGE OF BUILDING A HOME?

The finishing stage, which includes interior and exterior finishing such as cabinets, countertops, tile, flooring, trim, fixtures, and painting, is typically the longest single construction phase.

It runs 8 to 16 weeks for Entry Level and Semi-Custom homes and 12 to 24 weeks for Fully Custom and Luxury homes.

The design and permit phase is the longest pre-construction phase, running 2 to 4 months for Entry Level and Semi-Custom homes and 4 to 6 months for Fully Custom and Luxury homes.

WHAT IS THE FIRST THING THAT HAPPENS WHEN BUILDING A HOUSE?

Once the building permit is issued, the first construction activity is site preparation: clearing the land, over-excavation where required, and marking where the foundation will be placed.

For rural properties, this stage also includes septic system installation, water well drilling, and extending electrical service to the site.

From there, foundation work begins.
