For an Entry Level or Semi-Custom home, this phase typically runs 2 to 4 months and includes plan drafting and engineering (4 to 8 weeks), soil analysis and septic design (5 to 8 weeks), selections and estimating (4 to 5 weeks), and plan review.
Because several of these steps run at the same time, the overall phase moves faster than the individual timelines suggest.
For a Fully Custom or Luxury home, the design process is considerably more complex, and this phase typically runs 4 to 6 months.

The construction phase runs from groundbreaking through your Certificate of Occupancy.

Every build moves through the same sequence: site preparation, foundation, framing, MEP, insulation, drywall, and interior and exterior finishing. Each phase builds directly on the one before it. The pace depends on the size and scope of the home, material availability, and if any changes are made after construction has begun.
Once construction is complete, the final inspections are conducted and the building department issues your Certificate of Occupancy.
This phase typically takes 1 to 2 weeks from the end of construction to move-in day, at which point Summit walks you through your new home and hands you your keys.
