Knowing what it costs is the first step in deciding whether building a home is right for you.
What does it actually cost? What can you afford? What gets overlooked? And is building cheaper than buying?
Summit Building Construction answers all of these questions from real experience, based on real pricing in Cedar City and Southern Utah.

Because without one, the budget is almost always inaccurate. Most clients start with the vertical build price per square foot, without accounting for the additional variable costs that every build carries: land, utility hook-ups, site infrastructure and over-excavation (where required), landscaping, and furnishings.
At Summit's first consultation, we work through all of the real costs with you to define every inclusion and exclusion specific to your project, to arrive at a complete construction contract that reflects what the build will actually require. This is the number your financing will be based on and that every design decision should be made around.
Each article in this section answers one of the main priority cost and budget questions people ask most when exploring the idea of building a home in Southern Utah — what it costs, what you can afford, what gets overlooked, and whether building is cheaper than buying.

“The cost question I'm answering at your first consultation is an estimate of what your complete construction contract is going to cost — the land, the site infrastructure, the vertical build, the landscaping, and even furnishings if you'd like them included. That total number is the foundation of every step following it.”

Summit's vertical build pricing ranges from $180 to $250/sq ft for entry-level builds, $200 to $300/sq ft for semi-custom builds, and $250 to $400+/sq ft for fully custom and luxury builds.
These are vertical build prices that exclude the land, the well, over-excavation if required, extensive landscaping, and furnishings.
Every project is different, so the total project cost will include what applies to your specific build — land if it has not yet been purchased, utility hook-ups, the vertical build, and the well where required.
Summit works through all of this with you at your first consultation so your complete construction contract is built around a budget you are confident in.
